Frey & Son Homes completes home in Cape Coral

REIS, FPZA to present 2018 Real Estate Symposium Sept. 13

Developers, government leaders and real estate experts will address the trends and impacts of shifting growth patterns at the 2018 Real Estate Symposium to be held at Florida Gulf Coast University Thursday, Sept. 13. The annual event is presented by the Real Estate Investment Society in partnership with the Lutgert College of Business at FGCU and the Calusa Chapter of the Florida Planning & Zoning Association.

Local development trends and impacts will be discussed by a panel of industry experts and government officials, moderated by Sean Ellis, Esq., of Roetzel & Andress.

REIS President Bev Larson, CCIM, notes that "Southwest Florida is adapting to new market trends and economics and REIS is pleased to provide a forum with knowledge and ideas that will help our members and our community leaders succeed in this dynamic environment. The presenters are leading experts who will share their expertise with property owners, government officials, and real estate development professionals who attend."

The symposium will begin with registration and continental breakfast at 8 a.m. and the program 8:30 a.m. noon, Sept. 13, at the Cohen Center Ballroom at FGCU. Admission is $35 for members of REIS or FPZA and $45 for all other interested persons, with the exception of FGCU students who may attend at no charge. Closed sales stay steady for most of Lee County in July

Home sales held steady in July for Lee County, despite the impact of ongoing water issues, according to the Royal Palm Coast Realtor Association, which based its notice on a report issued by Florida Realtors. Coastal communities fared well last month, and homes in the highest price points were a popular purchase.

The biggest shock for closed single-family home sales came in Pine Island where there was a 78.6 percent increase in the number of closed sales year-over-year going from 14 in July 2017 to 25 in 2018. North Fort Myers also saw a significant jump of 22.7 percent. The biggest drop was in Sanibel/Captiva at 6.3 percent, which represented one fewer home sold last month than the year before.

Sanibel/Captiva and Fort Myers Beach were the only places that saw a dip in median sale price. Sanibel/Captiva dropped 20.5 percent from $779,950 to $620,000, while Fort Myers Beach dropped 24 percent from $575,000 to $436,950.

Buyers were closing on many more pricey homes last month. The $600,000-$999,999 range jumped 48.7 percent, while the $1 million and above range saw a jump of 85.7 percent. There was also a significant increase in the $300,000-$399,999 price range of 46.2 percent.

On top of more closed sales last month in many Lee County areas, homes are also taking less time to get to that point. The median time to contract was 75 days, down 13.8 percent from 87 days in July 2017.

REIS meeting to feature discussion of county watersheds

The condition of Lee County's watersheds and efforts to manage water resources will be addressed by Lee County Natural Resources Director Roland Ottolini, P.E., at the Sept. 11 meeting of the Real Estate Investment Society.

The program will provide updates on the algae crisis, flood prevention and remediation, and the role of the 20/20 conservation program in water resource management. Lee County Division of Natural Resources oversees the protection and management of natural and water resources through well permitting, water conservation, water quality inspections and monitoring, drainage and flood protection, beach preservation, water-way/marine resources, hazardous waste management and pollutant storage tanks programs.

After his presentation, Ottolini will respond to questions from the attending real estate development and investment professionals.
