NAPLES - Southwest Florida's real estate market is rapidly recovering, with home prices up 11 percent last year. For homeowners, this good news may mean it's time for an upgrade. "Homeowners are going for a more serene, understated, cool look now," Hevier said. "Just switching the colors in a couple of key areas, like the kitchen and the living room, can make a home look much more contemporary and up-to-date, which is what buyers and renters want. It's a big effect for not a lot of money."
Next, he said, people really respond to a noticeable upgrade in certain small, high-visibility areas. "The first-floor powder room is the bath most people see. By upgrading the wall treatment, the vanity, the fixtures, or the flooring, an owner can make a really big impression. The same goes for the entry hall. If it's dark, dingy or dated, it's a turnoff. Painting, new floors, a skylight, or updated lighting can make it more welcoming."
His third suggestion is to enhance curb appeal.
"Old windows, doors, garage doors or a stained roof can make a home look old from a hundred feet away," he said. "New roofing and windows can be pricey, but a simple power cleaning can help. New sliders, shutters, or garage doors can make a place look clean, cared-for and sharp for not a lot of money."
Finally, Hevier said, kitchens are key.
"More and more, people don't just cook in the kitchen, they live in the kitchen. A high-tech look can feel cold. Softer color palettes can help. An island with seating makes guests want to help with the cooking. Even a new backsplash can help make the room feel more harmonious. All of these can make a tired kitchen a look bit more welcoming."
